Escondido moved more homes with less inventory
Here is the one fact that changes everything for folks in Escondido right now. The Real Estate Data Aggregator counted 259 homes sold across ZIPs 92025, 92027 and 92029 in the three months ending August 31, 2026. That is up 28.9% from the same months a year before. At the same time, homes for sale fell to 194, down 14.2%. More buyers closed deals on fewer available homes. That is the whole story.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Escondido moved the opposite direction. Fewer listings, more closings. That is a different set of bones than what most of the country is dealing with.
Sellers: fewer competing listings means your home has less to fight against. Price it clean and it moves. Buyers: you need your paperwork in order BEFORE you start writing offers. There is not much room to slow down.
What each ZIP showed
| 92025 | 92027 | 92029 | |
|---|---|---|---|
| Median sale price | $835,000 | $832,000 | $1,262,500 |
| Price change vs. last year | down 2.1% | up 0.8% | down 11.9% |
| Homes sold | 89 | 112 | 58 |
| Sales change vs. last year | up 30.9% | up 38.3% | up 11.5% |
| Median days on market | 33 | 23 | 39 |
| Months of supply | 2.5 | 2.1 | 2.4 |
ZIP 92027 sold 112 homes, up 38.3%, per the Real Estate Data Aggregator. Median days on market there was 23 days, 11 days shorter than a year before. That is the fastest of the three ZIPs. Nearly 35 in 100 homes there sold above list price.
ZIP 92025 saw 89 closings, up 30.9%. The median sale price was $835,000, down 2.1% from last year. Prices dipped a little, but homes still sold at 99.5% of list on average, up 1 point, per the Real Estate Data Aggregator. That dip does not mean the market is soft. It means buyers had a little more room than a year ago.
ZIP 92029 is the one to watch carefully. The Real Estate Data Aggregator put the median sale price at $1,262,500, down 11.9% from last year. Sales were up 11.5%, so more homes closed, but at lower prices. Median days on market was 39 days. If you own in 92029, price is the lever that matters most right now.
Speed and price: side by side
Supply is thin. That matters.
All three ZIPs sit well under four months of supply. The Real Estate Data Aggregator shows supply fell in every ZIP compared with last year. Less supply with more sales is a tight market, plain and simple.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. The Federal Housing Finance Agency put the year-over-year U.S. price gain at 2.4% through August 2026. Escondido's two core ZIPs are roughly flat to slightly down on price, so buyers here are not seeing the national run-up. That is worth knowing.
What to do with all of this
- Sellers: get a price that matches what ACTUALLY closed, not what you hope for. The 92029 data shows that overpricing in a thinner market costs you.
- Buyers: get preapproved now. With 2.1 to 2.5 months of supply, you do not have time to sort paperwork after you find a home.
- Everyone: the citywide numbers are a starting point. One street can read very differently from the whole ZIP code.
- Escondido sold 28.9% more homes on 14.2% less inventory in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
- 92027 moved fastest.
- 92029 saw the steepest price drop.
- Thin supply and rising rates nationally mean clean offers and honest pricing matter more than ever.
