The one fact that changes what you should do: the Real Estate Data Aggregator counted 255 homes sold across Escondido in the three months ending July 31, 2026, up 22% from the same months of 2025. At the same time, homes for sale fell 21%. More buyers, fewer choices. That is the whole story.

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Folks are still buying. Demand is doing the heavy lifting here, even with that headwind.

How each ZIP code read

Escondido covers three ZIP codes. They do not all move the same way. Here is what the Real Estate Data Aggregator counted in each one.

92027: the tightest corner in Escondido

ZIP 92027 had the fastest pace. The Real Estate Data Aggregator put the median days on market at 23, nine days shorter than the same stretch in 2025. That is quick. Nearly 37 in 100 homes sold above list price. Inventory fell 28% year over year. If you are selling in 92027, prep matters more than waiting.

92029: more room, more time

ZIP 92029 is the upper end. The Real Estate Data Aggregator shows a median sale price of $1,300,500, down 6.5% from 2025. Homes took a median of 45 days to sell, eleven days LONGER than last year. Not every home moved fast. Price it right, and 25% still sold above list. The bones are there. The number has to match them.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. In 92029, where days on market stretched out, that context matters. A well-priced home still found a buyer. An overpriced one waited.

92025: more sales, softer price

ZIP 92025 sold 83 homes, up 25.8% from the same three months of 2025, per the Real Estate Data Aggregator. That is a real jump in volume. The median sale price came in at $825,000, down 12% year over year. More homes sold, but at lower prices. That tells me the mix shifted, not that the ZIP got weaker. Check what actually sold before you set a number. 🏡

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Escondido's own numbers are mixed by ZIP, so the national trend is a backdrop, not a guarantee. Your street can read differently from either.

Realtor.com also noted that active listings nationally grew to 1.16 million homes for sale year over year. Escondido went the other way: inventory here fell 21%. That split matters if you are comparing what you read nationally to what is happening on your block.

In short
  1. The Real Estate Data Aggregator counted 255 homes sold in Escondido in the three months ending July 31, 2026, up 22%, while inventory fell 21% and pending sales rose 22.9%.
  2. Rates topped 7% per Realtor.com, and buyers kept moving.
  3. Each ZIP has its own pace.
  4. One street can read very differently from the whole ZIP code.
