Escondido sales rose even with fewer homes for sale
The one fact that changes what you should do right now: demand is REAL, even with tighter loan math. Folks are buying in Escondido. The Real Estate Data Aggregator counted 259 homes sold across ZIPs 92025, 92027 and 92029 in the three months ending August 31, 2026. That is up 28.9% from the same months of 2025. At the same time, homes for sale fell 14.2%, to 194. More buyers, fewer choices.
Here is the friction for buyers. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. That changes your monthly payment a lot. Get preapproved first so you know exactly what still works for you.
What each ZIP code showed
The three ZIPs each told a slightly different story in the three months ending August 31, 2026. Here is how they lined up.
| 92025 | 92027 | 92029 | |
|---|---|---|---|
| Median sale price | $835,000 | $832,000 | $1,262,500 |
| Homes sold | 89 | 112 | 58 |
| Median days on market | 33 | 23 | 39 |
| Sale to list price | 99.5% | 98.9% | 98.1% |
| Months of supply | 2.5 | 2.1 | 2.4 |
92025: prices dipped a little, but sales jumped
The Real Estate Data Aggregator counted 89 homes sold in 92025, up 30.9% from a year before. The median sale price came in at $835,000, down 2.1%. Prices eased a bit, and buyers responded. Homes sat on the market a median of 33 days, 10 days shorter than the same period last year. Nearly 1 in 4 homes, 25.8%, sold above list price. That is up 6.7 points year over year.
92027: the fastest ZIP in the group
The Real Estate Data Aggregator counted 112 homes sold in 92027, up 38.3%. That is the biggest sales jump of any Escondido ZIP. The median sale price was $832,000, up 0.8%. Homes sat a median of 23 days, 11 days shorter than a year before. More than 1 in 3 homes, 34.8%, sold above list price. Bones matter here. Price it right and it moves.
92029: higher price point, a little more patience needed
The Real Estate Data Aggregator counted 58 homes sold in 92029, up 11.5%. The median sale price was $1,262,500, down 11.9% from a year before. That is a real shift. Homes sat a median of 39 days. Not every home sold fast, and not every seller got last year's number. Still, 33.3% of homes went under contract within two weeks of listing, up 3.9 points. The right home at the right price still moved quickly.
The wider picture
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Escondido's sales growth ran well ahead of that national trend. Local demand is doing its own thing.
For sellers: real buyers are out there. Inventory is thin. That works in your favor, but price still has to match the bones of the home. Charm alone does not close a deal at 7.49%. For buyers: get preapproved before you fall in love with a house. Know your number. Then we can move fast when the right one shows up.
