The Real Estate Data Aggregator counted 259 homes sold across Escondido in the three months ending August 31, 2026. That is up 28.9% from the same months of 2025. At the same time, homes for sale fell 14.2%, to 194. More sales, less supply. Serious buyers are still out there, folks.

Rates are not helping. Redfin reported the weekly average mortgage rate hit 7.4% on October 8, a three-year high. Fannie Mae, as reported by CNBC, forecasts that same 7.4% rate for the fourth quarter of 2026. That is real friction. And yet the sales numbers above say buyers are still moving when the bones of a home and the price make sense.

What each ZIP code looked like

The three Escondido ZIP codes each tell a slightly different story. The Real Estate Data Aggregator broke them out for the same three months. Here is the side-by-side.

Prices: a small dip in two ZIPs, steady in one

The Real Estate Data Aggregator shows the median sale price in 92025 came in at $835,000, down 2.1% from a year before. In 92027 it was $832,000, up 0.8%. In 92029 it was $1,262,500, down 11.9%. That 92029 drop is worth noting. More supply at the top of the market, and buyers there have a little more room to negotiate.

How fast are homes moving?

Speed picked up across the board. The Real Estate Data Aggregator shows 92027 had a median of just 23 days on market, 11 days shorter than the same period last year. In 92025 it was 33 days, 10 days shorter. In 92029 it was 39 days, 1 day shorter. The upper end takes longer. That is normal. Price it right and it still moves.

What the national picture adds

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July on a seasonally adjusted basis. Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Escondido's sales growth runs ahead of that softer national tone.

One usable tip before you go

If you are buying: get preapproved BEFORE you look. Redfin put the weekly average rate at 7.4% as of October 8. Knowing your ceiling keeps you from falling for a home you cannot close on. If you are selling: price for the bones, not the hope. The Real Estate Data Aggregator shows sale-to-list ratios of 98.1% to 99.5% across Escondido. Buyers are paying close to list, not over it on faith.

In short
  1. Escondido sold 259 homes in the three months ending August 31, 2026, up 28.9%, while inventory fell 14.2%.
  2. Rates are high, at 7.4% per Redfin.
  3. But priced-right homes are still moving fast, and some are still drawing offers above list.
  4. One street can read very differently from the whole ZIP code.
