Escondido sales rose even with fewer homes on the market

Folks, here is the one thing that changes what you should do right now. Buyers are still closing deals, even with rates above 7%. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Yet the Real Estate Data Aggregator still counted 259 homes sold across Escondido. More sales, less supply. That combination puts real pressure on price and condition.

That 28.9% jump in sales happened while the Real Estate Data Aggregator showed only 194 homes for sale, down 14.2% from a year before. Supply is lean, not endless. Buyers are getting through the loan paperwork. But they are also being choosy, because they have to be at these rates. The bones and the price still need to be right.

Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a real signal. Overpriced homes are sitting. Escondido is no exception to that rule. Price it right from day one, or plan to chase the market down.

The three ZIP codes that make up Escondido each told a slightly different story. Let me walk through the bones of each one.

The Real Estate Data Aggregator counted 89 homes sold in 92025, up 30.9% from a year before. The median sale price came in at $835,000, down 2.1%. That small dip matters. Buyers noticed. 92027: The quickest ZIP in Escondido

The Real Estate Data Aggregator counted 112 homes sold in 92027, up 38.3%. That is the biggest sales jump of any Escondido ZIP. Median days on market fell 11 days to just 23. The median sale price was $832,000, up 0.8%. Nearly 35 in 100 homes sold above list price. Supply dropped to 2.1 months. This ZIP has the tightest inventory and the fastest pace. Condition and price still drive everything, but there is less room for error here.

92029: Higher price point, a bit more patience required

The Real Estate Data Aggregator counted 58 homes sold in 92029, up 11.5%. The median sale price was $1,262,500, down 11.9% from a year before. That is a real move. Buyers at this price point are negotiating harder. Median days on market was 39, the longest of the three ZIPs. Sale to list came in at 98.1%. Still, 33.3% of homes went under contract within two weeks. The right home at the right price is still moving.

What rates above 7% mean for Escondido sellers

Realtor.com reported rates climbed above 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home now runs about 33% of a median family's income. In 2022, that figure was 26%. Buyers feel that. They are not walking away, but they are watching every dollar. Price your home to the BONES of what it offers, not to what you hope rates will do.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a real, if modest, national gain. Escondido's own numbers, from the Real Estate Data Aggregator, show prices moving differently by ZIP. 92027 edged up. 92025 dipped a little. 92029 pulled back more. One number does not cover the whole city.

  4. 92029 took the most patience at 39 days.
  5. Nationally, more than 1 in 5 listings took a price cut in September 2026, according to Realtor.com.
  6. Condition and price still decide who sells and who sits.

One street can read very differently from the whole ZIP code. A corner lot, a floor plan with good bones, a recent roof: those details shift where your home lands. I look at all of it. Let me work with you on what the numbers mean for your specific address.
