Seventy-six homes. That is what the Real Estate Data Aggregator counted for sale in ZIP 92064 during the three months ending August 31, 2026. A year earlier there were nearly twice as many. Fewer choices means less room to wait, for buyers and sellers both.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Poway is running a very different story. Supply here dropped 2 full months from last year, according to the Real Estate Data Aggregator. That is a meaningful shift in who has leverage.

Homes are moving faster

With less to choose from, buyers are deciding quickly. The Real Estate Data Aggregator put the median days on market at 25 days. That is 12 days shorter than the same period in 2025. Nearly 4 in 10 homes, 38%, went under contract within two weeks of listing. That share is up 5.9 points from a year ago.

Sellers got 99.3% of list price on average, up 1.7 points from last year, per the Real Estate Data Aggregator. That is close to full ask. Pricing the bones of a home right still matters here.

Price dipped a little, but sales picked up

The Real Estate Data Aggregator put the median sale price in 92064 at $1,230,000 for the three months ending August 31, 2026. That is down 3.5% from the same stretch in 2025. A small dip, not a collapse. Meanwhile, 107 homes sold, up 12.6% from a year before. Folks are still buying.

Rates are adding friction for buyers

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Realtor.com reported rates climbed above 7% for the first time since January 2025. That is real cost. If you are buying, get preapproved BEFORE you walk into a house you love. Paperwork ready, offer ready.

Nationally, Realtor.com reported 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. Poway's sale-to-list ratio tells a different story locally. Still, pricing a home at the right number from day one matters more when buyers are watching rates this closely.

In short
  1. Poway had 76 homes for sale and 2.2 months of supply for the three months ending August 31, 2026. Both are well below last year.
  2. Homes sold in 25 days at 99.3% of list.
  3. The median price came in at $1,230,000, down 3.5%.
  4. Sales volume rose 12.6%.
  5. Rates sit at 7.40% on a 30-year fixed.
  6. Less inventory keeps pressure on, even with a slight price dip.

One more thing. A ZIP code number tells you the broad shape. One street, one floor plan, one condition can read very differently. I have seen it many times. Let me work with you on what the numbers mean for YOUR specific home in Poway.
