Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted just 76 homes for sale in ZIP 92064 during the three months ending August 31, 2026. That is down 41.5% from the same months a year before. Fewer choices for buyers means a well-priced, well-kept home gets noticed fast.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Poway's bones look tighter than that national picture. Fewer listings here, but buyers are still showing up.

More homes sold, even with less to choose from

The Real Estate Data Aggregator counted 107 homes sold in ZIP 92064 for the three months ending August 31, 2026. That is up 12.6% from the same period a year before. Sales went up even as supply went down. That tells you demand here is real.

The median price dipped a little, and that is worth naming plainly

The Real Estate Data Aggregator put the median sale price in ZIP 92064 at $1,230,000 for the three months ending August 31, 2026. That is down 3.5% from a year before. Not a collapse, but a real dip. Sellers, price the bones of your home honestly and you will still find buyers.

Homes that are priced right are moving fast

The Real Estate Data Aggregator found that 38% of Poway homes went under contract within two weeks of listing. That is up 5.9 points from a year before. And 29% of homes sold above list price, up 9 points. Clean homes, priced right, are still getting attention.

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That friction is real for buyers everywhere. Get preapproved before you go to a showing. A seller with few competing offers will pick the buyer who is ready.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Poway's median dipped 3.5% in the same window, per the Real Estate Data Aggregator. One market does not always follow the national line.

In short
  1. Poway had 76 homes for sale and 107 sold in the three months ending August 31, 2026. Supply is tight.
  2. Homes moved in a median of 25 days.
  3. The median price slipped 3.5% to $1,230,000, but sellers averaged 99.3% of list.
  4. Folks, the bones here are solid even if the price dipped a little.

One street in Poway can read very differently from the whole ZIP code. A cul-de-sac near a good school, or a block with older stock, will have its own story. Let me work with you on your specific address.
