Poway stayed tight even as the national market loosened

These numbers cover the three months ending August 31, 2026. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Poway moved the other direction. The Real Estate Data Aggregator counted just 76 homes for sale here, down 41.5% from a year before. Fewer homes for sale means buyers have less to choose from. That changes how you price, how you prep, and how clean your paperwork needs to be.

Nationally, sellers outnumbered buyers by 62.6% in September, according to Redfin. Poway did not follow that script. Homes here moved faster, not slower. The Real Estate Data Aggregator counted 107 homes sold in 92064, up 12.6% from the same three months in 2025. The median days on market was 25 days, which is 12 days shorter than a year ago. That is a meaningful shift.

The median sale price in 92064 was $1,230,000, according to the Real Estate Data Aggregator. That is down 3.5% from the same period in 2025. Prices dipped a little, yes. But homes still closed at 99.3% of list price on average, up 1.7 points from a year before. Nearly 3 in 10 homes sold ABOVE list price, up 9 points year over year. A small price dip with those sale-to-list numbers tells you the market is still competitive, not soft.

Why the national picture does not tell Poway's story

Redfin reported the weekly average mortgage rate hit 7.4% on October 8, a three-year high. Nationally, the median home-sale price rose just 0.5% year over year, and the median asking price fell 0.3%, both per Redfin. Realtor.com reported price cuts hit 20.8% of listings nationally in September, the highest since October 2022. Poway's 2.2 months of supply sits well below what most economists call a balanced market. The bones here are different from the national picture.

New listings in 92064 were down 23.3% from a year before, per the Real Estate Data Aggregator. Only 115 homes came to market in those three months. Meanwhile 107 sold. That gap is narrow. Supply is not building up here the way it is in much of the country. Pending sales were 108, down just 3.6% from a year ago. Demand is holding.

In short
  1. Poway had 76 homes for sale, 2.2 months of supply, and a median of 25 days to sell.
  2. Nationally the picture is looser.
  3. Here, tight supply is still shaping every transaction.
  4. Prep matters.
  5. Pricing matters.
  6. Paperwork matters.

One more thing worth knowing. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Poway's median dipped 3.5% over that same stretch. Local and national numbers can point in different directions. That is exactly why one street can read differently from the whole ZIP code.
