Rancho Bernardo inventory stayed tight while national listings climbed
Nationally, Realtor.com counted active listings topping 1.16 million homes in September 2026. In Rancho Bernardo, the Real Estate Data Aggregator shows 253 homes for sale, down 7.3% from a year ago. That gap tells you something. The national tide came in. Rancho Bernardo barely felt it.
New listings in Rancho Bernardo rose 4.1% to 353, per the Real Estate Data Aggregator. More sellers came out. But supply still SHRANK. That is the friction. Sellers added homes and the pool still got smaller.
Sales picked up fast. The Real Estate Data Aggregator counted 301 homes sold across Rancho Bernardo, up 19% from the same three months in 2025. Pending sales hit 306, up 15.9%. Buyers are moving. That is not a slow market.

Rates and the national picture
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real friction for buyers. Get preapproved FIRST, before you walk into a showing. Not after.
Realtor.com also found that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That is the national story. In Rancho Bernardo, sellers are still averaging 99.2% of list in 92128 and 98.7% in 92127, per the Real Estate Data Aggregator. The cuts happening elsewhere are not the same as the cuts happening here.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Rancho Bernardo's 92128 ran nearly eight times that pace. Every market has its own bones.
