Rancho Bernardo is moving faster, even with rates above 7%
CNBC reported the average 30-year fixed rate hit 7.49% last week. That is real friction. And yet the Real Estate Data Aggregator counted 301 homes sold across Rancho Bernardo in the three months ending August 31, 2026, up 19% from the same months a year before. Demand is doing real work here, even at these rates.
306 pending sales tells you something. Folks are not sitting on their hands waiting for rates to drop. The Real Estate Data Aggregator shows pending sales up 15.9% from last year. That is buyers making decisions right now, above 7%.
Supply is tight. That shapes everything.
Nationally, Realtor.com counted active listings topping 1.16 million homes in September 2026. Rancho Bernardo is reading differently. The Real Estate Data Aggregator shows only 253 homes for sale here, down 7.3% from a year ago. Less inventory means less room to negotiate.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is worth knowing. It tells you pricing right from the start still matters, even in a market moving as fast as this one.
ZIP 92128: volume and speed
The Real Estate Data Aggregator counted 178 homes sold in ZIP 92128 in the three months ending August 31, 2026. That is up 12.7% from the same period in 2025. The median sale price came in at $1,005,500, up 19.5% year over year.
That 27-day median is 7 days shorter than the same period last year, per the Real Estate Data Aggregator. Homes that are priced right are not sitting. Nearly 4 in 10 went under contract within two weeks of listing. That share, 37.2%, is up 15.1 points from a year before.
ZIP 92127: fewer homes, more urgency
ZIP 92127 sold 123 homes in the three months ending August 31, 2026, up 29.5% from a year before. The Real Estate Data Aggregator puts the median sale price at $1,629,000. That is down 14.2% from last year, which is worth noting. More sales at a lower median price can mean the mix of what sold shifted, not that values collapsed.
29 days to a median sale, 6 days faster than the same period in 2025. Pending sales in 92127 jumped 33.7% year over year, per the Real Estate Data Aggregator. And 37.4% of homes went under contract within two weeks of listing, up 12.4 points from last year. Supply sits at just 2.3 months.

What rates above 7% actually mean for you
CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. That is a real cost. It raises monthly payments and it shrinks what some buyers can afford. But the Federal Housing Finance Agency reported U.S. house prices still rose 2.6% from July 2025 to July 2026. Prices have not fallen nationally, and Rancho Bernardo's own numbers are moving in the same direction.
Timing and prep matter more than waiting for perfect conditions. If you are selling, price it on the bones of what actually sold near you, not what you hope for. If you are buying, get preapproved before you walk into anything. That paperwork takes time, and 37% of homes here are gone in two weeks.
