Rancho Bernardo moved more homes with less inventory
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 301 homes sold across Rancho Bernardo in the three months ending August 31, 2026. That is up 19% from the same months in 2025. At the same time, homes for sale fell 7.3% to 253. More deals, fewer choices. That gap is the whole story.
For sellers, the bones are still solid if the price is right. For buyers, fewer choices means less room to drift. Get preapproved before you shop, not after you fall in love with something.
The two ZIP codes tell different stories
Rancho Bernardo covers two ZIPs. They moved in the same direction, but the numbers are worth knowing side by side.
| 92128 | 92127 | |
|---|---|---|
| Median sale price | $1,005,500 | $1,629,000 |
| Homes sold | 178 | 123 |
| Homes for sale | 161 | 92 |
| Median days on market | 27 days | 29 days |
| Sale to list price | 99.2% | 98.7% |
| Months of supply | 2.8 months | 2.3 months |
The Real Estate Data Aggregator shows 92127 had a median sale price of $1,629,000, down 14.2% from a year before. That is a real dip and worth saying plainly. Sales volume there rose 29.5%, though, so buyers came back even as prices pulled back. The price move likely reflects which homes sold, not a collapse in value.
In 92128, the Real Estate Data Aggregator shows the median sale price hit $1,005,500, up 19.5% from a year ago. That is a big move. Homes sold rose 12.7%. Both ZIPs are lean on supply, and both are closing deals faster than last year.
Homes are going fast, and more are going above asking
The Real Estate Data Aggregator shows that in 92128, 37.2% of homes went under contract within two weeks of listing. That is up 15.1 points from a year ago. In 92127, 37.4% did the same, up 12.4 points. More than 1 in 3 homes is gone before most buyers even schedule a showing.
What the national picture adds
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Rancho Bernardo is moving the opposite way. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Rancho Bernardo's 92128 outpaced that by a wide margin.
Realtor.com also noted mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers here. A higher rate shrinks what you can borrow. Get preapproved with today's rate, not the one you remember from last year.
Supply is thin and getting thinner
The Real Estate Data Aggregator counted 353 new listings across Rancho Bernardo in the three months ending August 31, 2026. Pending sales hit 306, up 15.9%. More homes came to market and even more went under contract. That is why inventory keeps shrinking even as sellers show up.
- Rancho Bernardo sold more homes with fewer to choose from in the three months ending August 31, 2026. Prices moved up in 92128 and down in 92127, so the ZIP code you are in matters a lot.
- Homes are selling in under 30 days and more than 1 in 4 went above asking.
- Sellers: price it right and the bones will carry you.
- Buyers: get preapproved NOW, because the window moves fast.
One more thing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP as a whole. Let me work with you on what your specific block is doing.
