The Real Estate Data Aggregator counted 311 homes sold across Rancho Bernardo in the three months ending July 31, 2026. That is up 24.4% from the same months a year before. New listings rose only 1.6% in that same window. Sales outran supply by a wide margin. That is the bone of this story.

Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September, the highest share since October 2022. Rancho Bernardo is not that story. The bones of demand here are different. Price it where it should be, not where you wish, and you may not need that haircut.

How the two ZIP codes compare

Rancho Bernardo splits into two ZIPs. They moved in the same direction but at different price points. Here is what the Real Estate Data Aggregator counted for the three months ending July 31, 2026.

The median price in 92127 fell 10.5% year over year, per the Real Estate Data Aggregator. That is a real number and worth knowing. But sales there still rose 17.7%. Buyers showed up. They just pushed harder on price at that level.

In 92128, the median held at $932,500, up 1.9%. The Real Estate Data Aggregator shows homes there took a median of 25 days to sell, 3 days longer than a year before. Not every home flew off the shelf. But 99.3% of list price closed is solid.

Buyers are moving quickly when the price is right

This number stood out. The Real Estate Data Aggregator found that 40.1% of homes in 92128 went under contract within two weeks of listing. That is up 13.5 points from a year before. In 92127, it was 41.5%, up 13.6 points.

Nearly 4 in 10 homes across both ZIPs found a buyer inside two weeks. That tells you the buyers are there. They are just not waiting long when something is priced well.

Pending sales confirm the momentum

Pending sales are the pipeline. The Real Estate Data Aggregator shows 332 pending across Rancho Bernardo, up 19.9%. That says the activity in the sold numbers is not a one-month fluke.

Supply is lean, and that matters for pricing

The Real Estate Data Aggregator counted 264 homes for sale across both ZIPs in the three months ending July 31, 2026. That is down 3.6% from a year before. Months of supply in 92128 sat at 2.6 months, down 0.6 months. In 92127 it was 2.7 months, down 0.9 months. Both are tight.

Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Locally, supply is moving the other direction. That gap matters when you are setting a list price.

What the national rate picture means for you

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers everywhere. It slows decisions. It shrinks budgets. You need to know it is there.

Even so, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The broader market is still moving, just carefully. Rancho Bernardo's local numbers are running ahead of that pace in volume, if not always in price.

In short
  1. Sales in Rancho Bernardo rose 24.4% while new listings barely moved, per the Real Estate Data Aggregator.
  2. Nearly 4 in 10 homes went under contract inside two weeks.
  3. Supply is lean.
  4. Nationally, Realtor.com found price cuts at the highest share since 2022, but local buyers here are still closing at 99% or better of list.
  5. Price the bones of your home honestly and the demand is there.

One thing to keep in mind. These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A smaller sample, a different school boundary, a different mix of floor plans. The ZIP tells you the direction. Your block tells you the number. 🏡
