Rancho Penasquitos inventory is lean, and well-priced homes are still moving
The Real Estate Data Aggregator counted just 1.6 months of supply in ZIP 92129 for the three months ending August 31, 2026. That is the number that changes what you should do next. Sellers: good bones and a honest price still get real attention here. Buyers: get preapproved before you shop. Timing is the friction.
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real friction for buyers everywhere. But Rancho Penasquitos did not flinch much. The Real Estate Data Aggregator counted 113 homes sold in 92129 in those same three months. That is up 25.6% from the same period in 2025.
Prices dipped a little. Sales picked up a lot.
The Real Estate Data Aggregator shows the median sale price in 92129 came in at $1,321,000. That is down 5.6% from the same three months in 2025. Prices did pull back. That is worth saying plainly. But here is what happened at the same time: sales volume rose 25.6% and pending sales climbed 13.5%. Buyers were still moving. They just had more room to negotiate on price.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Rancho Penasquitos ran the other direction on price, but the sales pace tells a different story.
Nearly half of homes sold above asking.
The Real Estate Data Aggregator found that 43.4% of homes in 92129 sold above list price in the three months ending August 31, 2026. That share is up 9 points from a year ago. The average sale came in at 100.2% of list price. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Rancho Penasquitos is not that market. Well-priced homes here are still getting full value and then some.
Speed: 44% went under contract in two weeks.
The Real Estate Data Aggregator found that 44% of homes in 92129 went under contract within two weeks of listing. That share is up 1.3 points from a year ago. The median home took 20 days on market, 2 days shorter than the same period in 2025. Not every home sold fast. But the ones priced right for their bones did not sit long.
Inventory shrank. New listings did too.
The Real Estate Data Aggregator counted 59 homes for sale in 92129 during those three months. That is down 29.8% from a year ago. Nearly 3 in 10 fewer choices for buyers. New listings also slipped, down 4.1% to 116 homes. Sellers are not flooding the market. That keeps supply tight and gives well-priced homes a real audience.
What rates above 7% mean for you.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home took up about 33% of a median family's income in 2025. That was 26% back in 2022. The math is harder now. Buyers, that is exactly why preapproval matters before you step into a market where 44% of homes go under contract in two weeks.
