Tight supply kept Rancho Penesquitos moving at full price
The Real Estate Data Aggregator counted just 64 homes for sale in ZIP 92129 during the three months ending July 31, 2026. That is down 21% from the same months of 2025. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Rancho Penesquitos went the other way. That gap is the whole story.
One and a half months of supply means buyers do not have much to choose from. The Real Estate Data Aggregator shows supply fell 1.3 months compared with the same period in 2025. Sellers with a clean, well-prepped house still carry weight in that kind of market.
Homes sold at asking price, and nearly half went above it
The Real Estate Data Aggregator shows the average home in 92129 sold at exactly 100% of its list price. Yes, the median sale price dipped 8.4% from a year before, to $1,323,500. That is a real move. But nearly half of homes, 45.7%, still closed above asking. Pricing right matters more than ever.
Sales volume jumped even as inventory stayed thin
More buyers showed up even though fewer homes were available. The Real Estate Data Aggregator counted 134 new listings in 92129, up 6.3% from a year before. Those listings moved. About 44% of homes went under contract within two weeks of hitting the market, up 2.3 points from a year before.
Rates are making buyers work harder everywhere
CNBC reported the average rate on a 30-year fixed mortgage with a conforming loan balance hit 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% that same day, per CNBC. Realtor.com noted rates climbed above 7% for the first time since January 2025. That is real friction for buyers trying to qualify.
Nationally, Realtor.com reported 20.8% of listings took a price cut in September, the highest share since October 2022. In 92129, the average sale still landed at full list price. Those are two very different stories. Supply is the reason.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The median in 92129 moved the other direction, down 8.4%. One market does not always follow the national line.
